Fed “Held Rates Steady,” But Indicates Three Rate Cuts Still Coming This Year…Mortgage Rates Improved!
The rate market was intently focused on yesterday’s announcement from the Federal Reserve.  While many news headlines emphasize the Fed “holding rates steady,” that’s not what the bond market was focused on.  Because mortgage rates are determined by the bond market, that meant they were free to move even though the Fed stood still.
 
Markets were most interested in the Fed’s projections for future rate cuts.  Investors cheered the Federal Reserve’s statement that it still expects 3 interest rate cuts by the end of this year.
 
This was a bit more hopeful than markets expected from today’s announcement. US stocks closed near all-time highs, and for the better news… Bonds improved, and mortgage rates fell.  With this news, best available rates for a 30-yr conventional loan sit at around 6.50%!

I took a drive past Lake Casitas on Sunday and took the photo above.  For the first time in probably 12 years, the “island” that was in the middle is now gone.  I appreciate how the two trees in the foreground are still hanging in there.  I can imagine the conversation between them back in 2012:

 

 

Tree #1:  “Let’s root here.”

Tree #2:  “You don’t think this area is prone to flooding?”

Tree #1:  “Nah, we should be good.  That’s what flood insurance is for.”

 

[12 years later…]

 

Tree #2:  “I told you this was gonna be a problem!”
