Here’s a mortgage rate update and a quick rundown on the Federal Reserve at what their actions may mean for the future:

 

30-yr fixed:  6.87%

 

15-yr fixed:  6.23%

 

30-yr Jumbo:  7.21%

 

30-yr FHA:  6.12%

 

30-yr VA:  6.13%

 

 

 

 

 

 

(DOT) PLOTting the Federal Reserve’s next moves and what this powerful tool says about interest rates

As the Federal Reserve gets set to begin cutting the Fed funds rate, one might be tempted to try and start connecting some dots.  The chart that many are now watching, the “Dot Plot,” is a graph that indicates where each Fed official sees interest rates in the future, currently through 2026 and possibly beyond.  In this projection, officials see a 0.75 point cut to the Fed’s key interest rate in 2024 on the expectation that inflation and economic growth will gradually slow.
 
Mortgage interest rates are not directly tied to the Fed funds rate, they are influenced by it.  With the expectation of the Fed cutting rates, it’s a step closer to the eventual reduction in mortgage interest rates.  But even though it seems comparable to getting a sneak-peak at winning lottery numbers, home buyers should proceed with caution when trying to predict the perfect time (“time the market”) to purchase a home.
 
Lower mortgage rates mean more people will be able to afford to buy a home.  Buyers waiting for rates to drop will not only face fierce competition, losing negotiating power, but will also experience rising home prices.  Those who have already purchased their homes will experience the luxury of being able to refinance at the lower rates, in addition to having the possibility of realizing significant home appreciation.

Just a note that there are a bunch of listings that expired on 12/31/23.  Most of these will be re-listed in the new few days, but I will not be addressing them here as “new” listings.

 

I hope you had a fun New Year’s!  I got together with some friends (all past clients – that’s kind of how it goes when you’re in real estate), and we had a great time.  But we didn’t stay up until midnight to celebrate.  From my experience, the cut-off for getting “excited” about the New Year ends somewhere around age 45.  But I did stay up to write down goals for 2024, though that hardly counts as excitement.  When I went “Whoo hoo” at 12:00 a.m. the dogs didn’t seem to understand what the hubbub was all about.

Speaking of “hubbub” – I recently got called out for saying “…take a gander” at something.  I was at a home inspection with my client and the home inspector – they busted out laughing.  Younger guys, of course, but it made me laugh as well.  I’ve been trying to get the latest hip verbiage from teammate Rob Perron, but he says now that even HE’S out of the loop these days.

I saw the word “breadcrumbing” mentioned a couple of days ago on social media.  That’s a new one on me.  It’s essentially described as (when dating someone)  “…leaving a trail of romantic breadcrumbs (flirting, sweet words, periodic text check-ins) that lead to nowhere for the relationship.”  I wonder what Mark Twain or Emily Dickinson would think.
