The homes listed below are homes that we considered to still be very good deals, but just fell short of making the Best Buys list. We wouldn’t be surprised if they sold quickly because the one or two elements that caused us not to include a property might be less relevant from buyer to buyer, depending on personal preferences.

20 Valley View Drive – $759,000
This is a 3 bedroom/2 bath, 2,368 sq. ft. home in Oak View with mountain views. Inside you’ll find hardwood and linoleum flooring, classic yet stylish kitchen and bathrooms, and an additional two room suite at ground level – where your guests can comfortably have some privacy. The exterior is low-maintenance, featuring decomposed granite grounds, a tranquil koi pond, and several fruit trees.
Sale Pending – 10/30/19
This is a 3 bedroom/2.5 bathroom, 1,821 sq. ft. home on .46 acres (though much of that space is downhill and not really usable). This home is completely updated, featuring engineered wood floors, updated kitchen and bathrooms, a large back deck that affords partial mountain views and overlooks the terraced back yard and barranca. The front of the home is nicely coiffed, with drought tolerant landscaping and decomposed granite (DG) pathways. Very sharp and move-in ready.
SOLD for $740,000 – 10/29/19
This is a 3 bedroom/3 bathroom, 2,613 sq. ft. home with a pool and partial mountain views. The home is bright inside and features a great floor plan, as well as an updated kitchen and bathroom (not all the bathrooms have been updated). We really liked the back patio/pool area, where the owners did a nice job of creating a fanciful environment with the foliage, fruit trees and hardscape.
SOLD for $799,000 – 10/21/19
This is a 2 bedroom/1 bathroom, 989 sq. ft., newly constructed home on 2.19 acres. Everything is new, so there’s not much to add here as far as the interior. It’s a home that affords a lot of natural light, and is located at the end of a cul-de-sac. Literally steps away you’ll find the Ojai Trail. The real wildcard here is the lot itself – the layout is a bit unconventional (see the 6th photo on the link), but there’s a lot of space to do just about anything (except maybe grow hemp…I’m guessing the neighbors would revolt).
