There are no new listings on the market today, but there are a couple of items of note down below.

I drove past Lake Casitas yesterday and noticed that the “island” is almost gone.  I don’t think we’ll see it disappear completely this year (unless we somehow get another couple inches of rain), but for sure the water level is the highest it’s been in probably 15 years.  For reference, I’ve included a photo I took in January of 2019.  (Obviously, the lake was even lower last year, but it’s the most recent photo I have).  As of yesterday there is still a decent amount of water that’s flowing into the lake via the Robles diversion canal.

Here’s your real estate market update for current Ojai valley listings, including sales that occurred in April 2023:

~ 34 new listings came to the market in April, compared to 28 in March.

 

~ 18 residential properties sold in April, compared to 16 in March (does not include land parcels, commercial properties, or mobile homes).

 

~ Of the 18 properties that sold in April, 4 sold above list price, 4 sold at list price, and the remaining properties sold below list price.  For comparison, in March, 8 of the 16 listings sold over full price, 1 sold at list price, and the remaining below list price.  The average number of days on the market for properties sold in was 53 days (59 days in March).  (Note: For purposes of these statistics, “list price” is the original list price of the home and does not take into account any subsequent price reductions or increases after the home was initially listed on the market.)

 

~ The average sales price for homes in April was $1,189,549 while the median sales price was $1,208,500(These numbers for March were $1,203,125 and $855,000 respectively.)  The lowest sales price for a home in April was $624,900 while the highest sales price was $3,800,000.

 

~ As of today there are 37 single-family residential homes available on the market – three of which are “coming soon” (does not include land, commercial property or mobile homes).  For comparison, there were 31 active listings on the market on April 4th  (the date of our last market update).  Of the 37 active listings on the market at this time, 4 of them are listed under $1,000,000 (there were 5 such listings on April 4th).  If I remove the outlier listing in upper Ojai that’s listed at $65,000,000, the average list price for homes on the market today is $3,352,972 ($2,650,500 in April), while the median listed home price is $1,847,000 ($1,352,500 in April).  There are currently three listings in the Ojai valley that are over $10,000,000 (in addition to the $65,000,000 property mentioned above) – so those are skewing the average list price somewhat.

 

~ During the month of April there were 11 price reductions on listings (25 in March).  Note: For this metric, price reductions include ALL types of listings (residential, land, mobile home, commercial) so that you have an overall view of what the entire market is doing.
