I noticed that Covid-19 cases in Ventura County jumped quite a bit from Thursday through yesterday morning (277 cases). I also noticed that the website, VC Emergency, which displays Covid stats for Ventura County has changed their “goal.” At the bottom of the main page, you can toggle through pages 1 to 6 of the “Covid-19 community view.” On page 3 there is a box that displays “Incidence per 100,000 population in the Last 14 Days.” A couple of weeks ago, that “goal” was less than 25 new cases per 100,000 people. At that time we were hovering at or around 25 cases per 100,000 people. But since we started relaxing restrictions, the cases have now more than doubled per 100,000 to 61.60. So the “goal” has now been raised to 100.
I’m not sure what to make of this, except that it seems as if this increase was expected and will only get worse. What’s this got to do with real estate? As stated previously here, and I don’t want to cry “Wolf!” – but if things get bad enough that we have to go back to full-on Covid restrictions, the currently robust real estate market here in Ojai might take a hit. So please stay on your toes and read all the information you can.

Speculation as to what could happen in the Ojai real estate market in the short-term is rampant; even we mentioned that we could see a serious pull back on listings and sales prices should Covid-19 make a comeback due to the relaxed restrictions – forcing us all to take two steps backward. But as of today…this moment – don’t let anyone tell you the real estate market is tanking, at least in the Ojai Valley. Twenty-two properties have gone into “pending” status in the first 11 days in June (and today isn’t over). In the entire month of May we saw only 37 properties go “pending.” In addition, we’ve already seen 24 new listings come to the market thus far this month (31 total in May).

A group of Ojai brokers/realtors, as well as the Ojai Valley Board of Realtors got together (virtually via “Zoom” meetings at first) to gather up donations and such for the Humane Society of Ventura County – which is actually located right here in Ojai. We met this past Tuesday for a photo op and to hand over items and checks for animals and their owners in need. It was nice to actually see a group of us together, and considering the circumstances and feelings of goodwill – it was difficult to not want to hug or shake hands with one another. But you can bet this handsome German Shepherd was on the receiving end of a ton-o-affection!

Because we had a 2:30 p.m. appointment earlier today and I was trying to finish the 1:55 p.m. update before we left, I forgot to make a comment on the listing at 3540 Matilija Canyon Road. Although this is listed as being situated on 4 acres, many of the properties in this area are situated on what’s called a “land lease.” In other words, you don’t own the land underneath the property; rather, it is leased for a period of 99 years. This isn’t a big deal, however, the most important part of this equation is the fact that you can’t “claim” or mark off/fence your 4 acres with this property. Technically, anyone living in this community has the right to walk along the property, just as much as you do. Just so you know.
