I found this to be interesting, if nothing else because of the engineering required to allow the house to function as it does. It’s currently listed at $5,300,000 and is located in La Mesa, California. It’s a 4 bed/4 bath, 4,700 sq. ft. home and has been on the market since 6/16/23. Enjoy the story!

Here’s your real estate market update for current Ojai valley listings, as well as sales that occurred in June, 2023:
~ 39 new listings came to the market in June, compared to 37 in May.
~ 21 residential properties sold in June, compared to 21 in May (does not include land parcels, commercial properties, or mobile homes).
~ Of the 21 properties that sold in June, 6 sold above list price, 2 sold at list price, and the remaining properties sold below list price. For comparison, in May, 5 of the 21 listings sold over full price, 3 sold at list price, and the remaining below list price. The average number of days on the market for properties sold in June in was 41 days (41 days in May). (Note: For purposes of these statistics, “list price” is the original list price of the home and does not take into account any subsequent price reductions or increases after the home was initially listed on the market.)
~ The average sales price for homes in June was $1,397,685 while the median sales price was $1,285,000. (These numbers for May were $1,168,176 and $1,085,000 respectively.) The lowest sales price for a home in June was $600,000 while the highest sales price was $2,762,385.
~ As of today there are 39 single-family residential homes available on the market (does not include land, commercial property or mobile homes). For comparison, there were 38 active listings on the market on June 7th (the date of our last market update). Of the 39 active listings on the market at this time, 7 of them are listed under $1,000,000 (there were 6 such listings on June 7th). If I remove the outlier listing in upper Ojai that’s listed at $65,000,000, the average list price for homes on the market today is $3,373,339 ($3,941,973 in June), while the median listed home price is $1,907,500 ($1,995,000 in June). There are currently two additional listings in the Ojai valley that are over $10,000,000 (in addition to the $65,000,000 property mentioned above) – so those are skewing the average list price somewhat.
~ During the month of June there were 18 price reductions on listings (19 in May). There were a few listings where the price was dropped more than once in June. Note: For this metric, price reductions include ALL types of listings (residential, land, mobile home, commercial) so that you have an overall view of what the entire market is doing.
~ The 39 new listings that came to the market set another high for the last 12 months, just surpassing the 37 new listings last month.
~ Curious about the “declining” market we’re supposedly in, I went back two months (May and June) and checked the closed property data for not only Ojai, but also Santa Barbara, Ventura, Camarillo and Oxnard. Here’s what I found:
Ojai: 40 listings closed at an average of 99.1% of the list price
Santa Barbara: 224 listings closed at an average of 99.4% of the list price
Ventura, Oxnard, Camarillo: 381 listings closed at an average of 100% of the list price
The point of this exercise was to see if properties were selling at a discount compared to the list price – not only for Ojai – but also for surrounding areas. As you can see, the market is still robust. Case in point, our two newest listings: 11385 Puesta Del Sol ($1,199,000) received an accepted offer and went into escrow within 1 week. I can’t reveal the price, but I can tell you it is not being sold at a discount. On 11950 Mustang Court ($825,000), we received six offers and accepted an offer within 4 days. The accepted offer is all cash with a 16-day close of escrow, and is also a good chunk of change above the list price.
