A couple of things before we get to the new listings on the market:  Despite the news that the market is “slowing down,” a recent foray into the world of multiple offers (and a resulting accepted bid of $100,000+ over listing price) says otherwise – just ask our client/buyer!

Compared to the spring months, the summer months typically have fewer new listings coming to the market.  I went back five years on my data charts and found that, on average, July sees an average of 37 new listings come to the market.  Because I started the new listing count on the 20th of April, I’m using data from June 20th to July 20th for this exercise.  (I’ll start compiling data on the 1st of the month in August.)  This year we’ve seen 59 new listings come to the market.  If the market is slowing down, it ain’t happening in Ojai yet.
