To start today off, here’s a brief historical view of interest rates over the last 47 years.  How in the world people were able to afford 16.63% interest in 1981 is beyond me.  (Cheryl often tells the story of a young couple that she tried to talk out of financing with an FHA adjustable rate mortgage at 19% in the early 80s.)  Thankfully, we’ve been bouncing around at historical lows for most of the 2010s.  We haven’t seen 5% interest rates since 2009!

  • 475 Old Ventura Avenue – sale pending.  This is a “new” listing that already had an accepted offer on it before it was listed in the MLS.

  • 995 S. La Luna Avenue – reduced from $1,049,500 to $995,000.
  • 974 El Centro Street – sale pending.
  • 8616 Nye Road – sold for $525,000 (originally listed for $589,000).
  • 1014 Creekside Way #G – sold for $418,000 (originally listed for $439,000).
  • 209 S. Montgomery Street – sold for $800,000 (originally listed for $939,500).
  • 2181 Valley Meadow Drive – this listing has been withdrawn from the market.
  • 522 Pleasant Avenue – this listing has been cancelled.  This was our listing, however, the agent who had it listed before we listed it put a deal together with a buyer who had seen the home when he had the listing.  As such, the original listing brokerage/agent has the right to all commissions, etc. from the sale.  This is perfectly acceptable and justified; it just doesn’t happen that often (first time for us).  So slight bummer for our team, but great news for the seller!  This will likely be closing within the next few days (we’ll let you know when it actually closes, of course).
