On the mortgage rate front we have some expected news:

 

The Fed is now expected to start hiking rates in March and to hike more than previously expected in 2022.  Rates have been rising in general since late 2020, however, the current rate spike really began last week.  On average, 30yr fixed rates are nearly .375% higher in the first 2 weeks of 2022.  Markets are reacting to the Fed signaling that it is considering winding down (or “tapering”) its rate-friendly asset purchases, to help curb inflation, which is at its highest level in more than a decade.

Buyers obtaining High-Balance & 2nd Home loans will also feel the pinch.  Loans exceeding the conforming limit of $647,200 will see rates increase by .125% to .250%.  Loans for 2nd Homes will see an increase of .500% to over 1.000% in rate, depending on tiered circumstances. As this is set to go in effect April 1st, the impact to increases in pricing will be seen in the coming weeks.

 

Rates

30 year fixed:  3.625%

30 year high balance:  3.750%

FHA:  3.125%

VA:  3.125%

Jumbo:  3.500%

Here’s a quick market update for what occurred in Ojai real estate for the month of December:  We saw 25 new listings come to the market in December (compared to 27 for November).  21 properties sold in December (compared to 34 in November).  Of the 21 closed sales in December, 8 were over full-price and 1 was at list price (compared to 18 closed sales over full-price and 3 at list price in November).
