  • Food (these are a stretch):  TOOtsie rolls.  sTEW.  TUna.  FetTUccine.
  • Art:  Henri de TOUlouse-Lautrec, french painter, 1864-1901.  (That dude was short.)

Oh, the wind!  Last night was the windiest night I can recall since the Thomas Fire began in December of 2017.  I made one attempt to put all the patio furniture back into position at around 5:00 p.m. last night, but then figured it was a losing cause, as things ended up strewn about all over again.  I only had to fish one chair out of the pool, but I was using 60 pound line, so it was all good.

Here’s a quick market update for what occurred in Ojai real estate in January:
  • 21 new listings came to the market in January, compared to 25 for December.
  • 21 properties sold/closed in January, compared to 21 in December.
  • Of the 21 properties that sold in January, nine were over full price and the rest sold for under list price.  December saw eight listings sell over full price and one at full price.
  • There are currently 26 single-family residential homes available on the market (does not include land or mobile homes).  Of those 26, five of them are under listed under $1,000,000.

 

In our current sales market, homes listed under $1,000,000 are typically selling above list price, while high-end homes are no longer following this trend.  As long as there are a dearth of homes on the market (which is the expectation), homes prices will likely continue to rise, albeit at a slower rate than in 2021.

As we’ve seen a big shift from the Federal Reserve, January was one of the worst months for mortgage rates in the past decade.  As the Fed’s primary focus is on inflation right now, and with the recent jobs numbers being higher than forecasted, bond yields surged today to their highest levels in more than 2 years, increasing interest rates a full eighth of a percent higher than Thursday.  For those with less than perfect loan scenarios (low credit scores), they will see rates over 4%.

 

30-year fixed:  3.875%

30-year high balance:  4.050%

FHA:  3.375%

VA:  3.250%

Jumbo:  3.750%
