A quick Ojai real estate market check-in:  While we are seeing more price reductions on listed properties these days, this is to be expected.  At some point buyers are going to say “enough” and I think we’re seeing the beginning of that.  However, here’s a short sample of properties that have closed since last Friday:

 

I double-checked these listings to make sure the listing price was the original list price (not a reduced price).  As you can see – we’re still seeing homes sales in the Ojai valley at full list price, as well as above list price.  A true market slow-down is not yet evident.

Well, I mentioned back in April (once the site was up and running again) that there would be days where I wouldn’t be able to get an update in.  It’s been an active week for the team, so unfortunately the updates take a back seat.

Touching base on the current state of Ojai valley real estate – it’s still very healthy.  We are seeing some price reductions on listed homes – but as I’ve mentioned previously – this is to be expected, as buyers will eventually get to the point where they say “Ok, that’s about enough.”  Yet, homes that are priced right are still getting multiple offers and overbids.  I think it’s safe to say that a new floor for Ojai valley real estate has been established.
