Here’s your real estate market update for current Ojai valley listings, including sales that occurred in March 2023:

~ 28 new listings came to the market in March, compared to 27 in February.

 

~ 16 residential properties sold in March, compared to 13 in February (does not include land parcels, commercial properties, or mobile homes).

 

~ Of the 16 properties that sold in March, 8 sold above list price, 1 sold at list price, and the remaining properties sold below list price.  For comparison, in February, 1 of the 13 listings sold over full price, 1 sold at list price, and the remaining below list price.  The average number of days on the market for properties sold in March was 59 days (68 days in February).  (Note: For purposes of these statistics, “list price” is the original list price of the home and does not take into account any subsequent price reductions or increases after the home was initially listed on the market.)

 

~ The average sales price for homes in March was $1,203,125 while the median sales price was $855,000.  (These numbers for February were $1,270,115 and $942,000 respectively.)  The lowest sales price for a home in March was $577,000 while the highest sales price was $3,450,000.

 

~ As of today there are 31 single-family residential homes available on the market – one of which is “coming soon” (does not include land, commercial property or mobile homes).  For comparison, there were 40 active listings on the market on March 6th (the date of our last market update).  Of the 31 active listings on the market at this time, 5 of them are listed under $1,000,000 (there were 8 such listings on March 6th).  If I remove the outlier listing in upper Ojai that’s listed at $65,000,000, the average list price for homes on the market today is $2,650,500 ($2,415,972 in March), while the median listed home price is $1,352,500 ($1,424,990 in March).

 

~ During the month of March there were 25 price reductions on listings (17 in February).  Note: For this metric, price reductions include ALL types of listings (residential, land, mobile home, commercial) so that you have an overall view of what the entire market is doing.

 

~ I’ll continue to say it; as long as there is a lack of inventory I don’t see prices trending downward anytime soon.  While it’s a small sample size (the month of March only), half the listings that closed sold above their initial offering price when first on the market.  As a reminder about our lack of inventory, the 31 active residential listings we have on the market at this moment is about one-quarter to one-fifth of what we would typically see in a normal market!  If I look at the historical data that I keep track of (independent of any MLS), I can tell you how many listings were on the market at any given time over the last several years:

 

November, 2015 – 162 active listings

March, 2016 – 152 active listings

September, 2016 – 163 active listings

April 2017 – 134 active listings

February, 2018 – 122 active listings

June 2018 – 149 active listings

December 2019 – 130 active listings

(Listings then dropped off precipitously with the onset of Covid)

 

~ So why did we still have 25 price reductions in March?  My take is that some folks are pricing homes as if we’re still in the “frenzy” – which by my estimation, ended around May of last year.  Properly priced homes are still selling very well.
