There are no new listings today, but I’ve got the March month in review for you:

 

  • 43 new listings came to the market in March, compared to 40 in February.
  • 31 residential properties sold in March, compared to 14 in February (does not include land parcels, commercial properties, or mobile homes).
  • Of the 31 properties that sold in March, 24(!!) were sold over full price (the rest sold for under list price).  February saw seven listings sell over full price, one at list price, and the rest selling below list price.
  • There are currently 27 single-family residential homes available on the market (does not include land, commercial property or mobile homes).  For comparison, there were 35 active listings at the beginning of February.  Of the 27 current active listings, eight of them are listed under $1,000,000.  If I remove the outlier listing that is listed at $100,000,000 in upper Ojai, the average listing price for homes currently on the market is $2,546,457, while the median listed home price is $1,650,000.

Historically, increasing interest rates do not cause a decrease in buyer demand.  And with the ongoing issue of low inventory, you’ll see such things as the astounding ratio of 77% of the sales in March going out at above the listing price.  See the chart below for a sample of rising interest rates and their effect on home prices, starting in 1971:

 

 

 

Here are the most recent interest rates:

 

30-year fixed – 4.750%

30-year high balance – 5.375%

FHA – 4.375%

VA – 4.490%

Jumbo – 4.500%

 

To sum up, even with current economic inflation and rising interest rates, home prices are not likely to drop any time in the near future.
