The homes listed below are homes that we considered to still be very good deals, but just fell short of making the Best Buys list.  We wouldn’t be surprised if they sold quickly because the one or two elements that caused us not to include a property might be less relevant from buyer to buyer, depending on personal preferences.

This is a 2 bedroom/2 bathroom, 1,050 sq. ft. home in Meiners Oaks, located within easy walking distance of Farmer and the Cook, Papa Lennon’s, and Don Lalos restaurants.  This home was recently remodeled and is super clean, including nicer laminate wood floors than you would expect in this price rage.  The small yard is a bit of blank slate; some thoughtful landscaping touches would instantly improve its value.  An entry level home that’s worth a look.

This is a 3 bedroom/2 bathroom, 1,200 sq. ft. home with definite curb appeal.  Although the lot is small, this home still manages to feel private – mostly due to the way you access the main entrance from the side of the home.  The white picket fence and grass in the front yard amp up the charm factor nicely, as does the cute back yard and deck.  Inside, the house has indeed been well-maintained (as the listing states).  The interior also has some unique architectural features.  Some may choose to change out carpeting or update the kitchen or baths, but this home is super clean and ready to go without doing a thing.

This is a 2 bedroom/2 bathroom, 1,586 home on a desirable street; downtown Ojai is within easy walking distance.  There is a lot more than 1,586 sq. ft. of space if you include the rooms in the “basement” below the living quarters.  (I put “basement” in quotes because to this Midwest boy, a true basement sits below ground level, which this home does not.)  This extra space could be used for many things; storage, a studio, wine cellar – or our team’s favorite idea – a speakeasy!  Dark laminate wood floors adorn the main living space, adding warmth.  Some updating may be necessary to suit your tastes, but the potential exists for this to be a real treasure if the right things are done.

This is a 3 bedroom/3.5 bathroom, 2,390 sq. ft. home with partial mountain views in Oak View.  Strategic tree trimming at the back of the property would provide complete, sweeping views of the mountains.  In our opinion the cost/benefit factor would be highly positive if one were to spend the money to do this.  Inside you’ll find an upgraded home complete with high ceilings, crown molding, and updated bathrooms and kitchen.  Most of the yard space is found in the front, with a patio located in back.  The driveway is quite steep, so anyone with a low-slung sports car or otherwise will want to check that out before purchasing.  There’s a lot of bang for the buck in this home; it’s worth taking a look.

This is a 4 bedroom/3 bathroom, 2,047 sq. ft. home that was remodeled and expanded a few years ago.  All the elements hold up well, including the updated wood floors, kitchen, bathrooms, and lighting.  One might choose to replace the carpeting in some rooms, but this is otherwise turn-key. The wrap-around porch featuring mountain views is probably the property’s biggest asset.  Compared to other homes on the market in the comparable price range, this one is worth more than a passing glance.

This is a 2 bedroom/2 bathroom, 2,172 sq. ft. home located in the Arbolada.  There’s an additional loft/bedroom space (with bathroom) located above the garage that, to our eye, equals about 400 extra sq. ft. of living space.  The home is handsome, with an updated kitchen and bathrooms, and an enchanting back yard with several vignetted areas.  The covered back porch is also a warm and inviting space.  There are a few sections within the home that have short stairways leading up/down, so take that into consideration if you’re stair-adverse.

This is a 3 bedroom/3 bathroom, 3,672 sq. ft. home on just over an acre.  To find with a home a bird’s eye view of the mountains and city lights – so close to town – is a rarity indeed.  The layout is unique (in a great way) – we’re not sure there are any rooms in the home that are rectangular or square!  The wood flooring looks great, as does the kitchen (love the tiled counter tops), laundry room, and huge master bedroom wing.  There is also a 639 sq. ft. guest house that features high ceilings and several balconies – it too looks fantastic and is done with unique architectural elements.  The views from the balconies, as well as from the main house’s back patio and pool area, are what truly make this home unique.  This was last on the market in 2016 – several elements have been updated since that time, including the kitchen.
