Honorable Mentions

The homes listed below are homes that we considered to still be very good deals, but just fell short of making the Best Buys list.  We wouldn’t be surprised if they sold quickly because the one or two elements that caused us not to include a property might be less relevant from buyer to buyer, depending on personal preferences.

This is a 4 bedroom/2 bathroom, 1,792 sq. ft. home that has partial mountain views from the second floor balcony.  Wood and tile floors can be found on the first floor, while the second floor is carpeted.  The house is set back on the property so the front yard is useful and currently features several fruit trees, with a cozy under-arbor patio found near the house.  The kitchen and baths may have had some minor updates, in either case – they’re perfectly livable as-is.

This is a 4 bedroom/2.5 bathroom, 2,065 sq. ft. home in Oak View – built in 2004.  The kitchen and all the bathrooms are up-to-date, no modernizing needed.  The wood floors on the first level look great, while the second level is mainly carpeted (with the exception of the bathrooms).  A nice plus is the laundry room, which is located upstairs; no trudging up and down with a basket full of clothes!  Although there is minimal yard space, it’s easy to maintain and there are even partial mountain views.

This is a 5 bedroom/2 bathroom, 1,946 sq. ft. home on .28 acres.  The 5th bedroom sets up more like a den or office, but could still be used as a bedroom (it has a closet).  Inside there is wood flooring of two varieties, oak and bamboo, while you’ll find marble floors in the bathrooms and kitchen.  All of the flooring looks great.  The kitchen counter tops appear to be granite, while the cabinets are older – but have been painted and “aged.”  Nice touch.  Out back you’ll find a large deck from which you can view the pastoral back yard with a footbridge that runs over a seasonal creek.

This is a 4 bedroom/3.75 bathroom, 4, 125 sq. ft. home on 9.75 acres in upper Ojai.  This property is the epitome of compound living, as it also features a 2 bed/2 bath, 1,927 sq. ft. guest home AND a studio above the massive 8-stall garage that could be used as living space as well.  The main house features high ceilings (20 ft?) throughout the home, a huge kitchen, and an upstairs loft that makes a perfect family room.  Light and bright is the order of the day; when we toured the home I don’t think there was a single light on in the home, with the exception of the bathrooms.    The guest house also features high ceilings (not as high as the main house) and is light and bright as well.
