In addition to the Best Buy that we added above, I want to mention a couple of interesting homes we saw today while previewing properties, homes we think that are worth a look if they’re in your price range:

 

  • 220 Mountain View Street – Modernized and sleek with updated kitchen and baths.  Engineered wood flooring.  Feels bigger than the stated 1,527 sq. ft.  Partial mountain views.
  • 11380 N. Ventura Avenue – A cool house on a large lot.  Tile floors.  Extra room downstairs could be used as guest quarters.  Nice outside sitting areas with fountain and hot tub.  Lot may be able to be used for commercial purposes.
  • 1268 Avila Drive – Sleek and clean with a low maintenance yard.  Wood floors, updated kitchen and baths.  Room for RV parking.

  • 110 Larmier Avenue – increased from $479,900 to $579,900.  (I thought it odd when this one was reduced by $120,000 earlier this morning.  It was apparently a simple “oops” that occurred when the price was changed by the listing agent, and has since been corrected.)
  • 705 Alomar Street – reduced from $699,000 to $680,000.
  • 33 Monterey Street – sale pending.
  • 347 N. Poli Street – sale pending.  Congrats to our clients/sellers who put their home into escrow today!

Yesterday Cheryl and I had lunch in Oxnard.  Part of our conversation led me to look at the “Notes” section of my iPhone to see what the yearly rainfall totals had been going back to 2012.  I rarely delete notes from my phone, as I like to be able to refer back to them if needed.  At this moment I have 410 notes on my phone and since they don’t take up much space (compared to photos, music or video), I leave them there.

While scrolling through the notes I happened upon an address in Oxnard on Ukiah Street.  Nothing else in the note, just “1831 Ukiah Street,” dated 11/22/13.  That was the whole note.  We started wondering what it was…was it work-related?  Was it a restaurant?  A place of business?  We had no clue.  So Cheryl goofily suggested we just put the address in our car’s navigation system and drive there to find out.  It was only 5.6 miles away, so what the heck?

All the way there we were theorizing where we’d end up…I was guessing it was a past client’s house (who had sold and moved out of Ojai) – where we once watched a Super Bowl game.  Cheryl thought it may have been the address of a car-stereo installation shop where we once took one of our vehicles.  I was pretty sure I was right.  We zoomed past the car-stereo installation place on our journey, so Cheryl was out.

As we made our final turn onto Ukiah Street, we were both a bit giddy…what was this place?  What magic had happened there?  We slowed and finally stopped directly in front of the address…

Nada, zip, zilch.  Just an unassuming home that neither of us had any clue as to why the address was in my phone, or if we had ever actually been there.  Were you expecting something more exciting?  So were we, which is why we were doubled-up in laughter…a whole lot of nothin’.

The open house list has been updated.  Sunday has the highest number of open houses I’ve seen in one day since BBIO first began in 2011 (there are 25 open houses)!  Several of our listings will be open this weekend:  Today it’s 460 El Conejo Drive from 12:00 to 4:00, and 1217 Gregory Street from 12:00 to 4:00.  Tomorrow it’s 1217 Gregory Street from 12:00 to 4:00 and 347 N. Poli Street from 1:00 to 4:00.

 

A quick note on a couple of listings we saw yesterday – 38 Mountain View Street has a lot of bang for the buck at $499,000, with 1,719 sq. ft. and a detached bonus room.  It’s a fixer-upper, but it has a lot space.  33 Monterey Drive has a large yard, plus mountain views.  This home is dated, so upgrades are in order – but there’s some good upside with these views and location.

Earthquake!  Did you feel that (about 15 minutes ago)?  That’s the first one I’ve felt of any significance since I’ve been in California (13 years).  For those who don’t live here – it wasn’t scary at all – just a slow, gently rolling…like sitting in the back seat of a car.  The epicenter was located off the coast of California, just south of Channel Islands National Park (about 45 miles from Ojai), with a magnitude of 5.31.

Just a quick note about homes that are “back on the market” after having been previously marked as a “pending” sale:  This doesn’t necessarily mean that there’s anything wrong with the home in question.  The way real estate sales work in California (Southern California, anyway) – the offer is first accepted and agreed upon by both parties, then comes all the nitty gritty, behind-the-scenes items (inspections, securing a loan for the buyer, making sure there’s clear title to the property, and much more).  Other common reasons a home falls out of escrow?  1)  The buyer finds they can’t qualify for a loan or gather enough for a down payment on the property after all, 2) the buyer may decide the home is either too small or too large after looking at it a few times, 3) after a home inspection, the buyer and seller may not be able to agree on items that need to be repaired and thus agree to cancel the deal, 4) during the buyer’s inspection/discovery period, easements on the property may come to light that may make them reconsider, 5) the buyer or seller has an unexpected, life-changing event that forces them to back out of the deal (job change, death in the family, etc.), and finally 6) sometimes the buyers or sellers just change their minds.  The point is, don’t judge a house negatively solely because it comes back on the market.

 

Lastly, we’ll have a new listing for you on Thursday, listed at $489,000.  It’s a 2 bedroom/1.5 bath, roughly 1,200 sq. ft. home with nice upgrades to the kitchen, bathrooms, and flooring.  That’s our teaser for this week!
